CMA introduces code of conduct

The Condominium Management Authority (CMA) has introduced a code of conduct for all occupants to eliminate a number of problems and to enhance condominium living attitudes among occupants, said CMA General Manager Athula Wimalaratne in an interview with the Sunday Observer.

Wimalaratne said that on the instructions of the Housing Minister Ferial Ashraff, the CMA had already introduced a code of conduct for all condominium occupants who had shown a deep reluctance to comply with the rules and regulations and to shoulder responsibility to maintain the housing units with the co-operation of the Management Corporation formed in each condominium.

The Code of Conduct outlines that the occupant should not use his/her unit for any illegal activities and should not use for any activities which might tarnish the reputation of other occupants in general and they should not misuse the common elements such as balcony,open areas and external faces of buildings.

Wimalaratne said that the most important areas of the Code of Conduct were that the occupant should not disturb or hinder the common interests of the other occupants. "For instance, occupants belonging to various religious denominations perform their religious rites and occupants who believe in different religions should not obstruct or disturb them."

Referring to the contents of the Code of Conduct, Wimalaratne said that all occupants were required not to use any substance or materials which might give rise to fumes and obnoxious smell and they should not throw or allow to fall any refuse or rubbish except in refuse bins maintained by the owner or the Management Corporation or in refuse chutes provided in the building.

According to Wimalaratne, the occupants should not keep any animals which might cause annoyance to anyone and they should not do any alterations, amendments to extensions of the buildings without prior approval from the relevant authorities.

Wimalaratne called upon all occupants to pay the premia, monthly rentals and other contributions to the Management Corporation and to the other relevant authorities.
